Syndicate Distributions to Investors

LogiPro provides the facility to generate distribution payments to Investors as well as summary and individual investor statements with a breakdown of income and expenditure and a list of each investors distribution amount.

Access the Distribution Window

From a Partnership, select Distributions.

Click New Distribution. The Distribution window displays.

Partnership - T1 Partnership

The Distribution window offers a detailed summary of all payments received in the specified distribution period.

Partnership Distribution Details

The top portion of the Distribution window specifies the syndicate performing the distribution.

The default From and To date range are the next quarter date range following the previous distribution. However, you have the option to specify whatever date range is relevant to your distribution period.

  • All payments not against an invoice with a payment date from the distribution From date until the To date are included in the current distribution list.
  • All payments against sales invoices with a payment date from the distribution From date until the To date whose invoice dates are prior to or in the distribution are included in the current distribution list.
  • Any payment with a payment date prior to the distribution period that was not included in a previous distribution also displays in the current distribution list.
  • Entering a Days Offset amount includes payments whose payments dates or invoice dates are after the current distribution To date according to the number of days specified.

Rent Billed specifies the frequency at which the property's leases are billed.
Note: This selection is optional. When a Rent Billed period is selected, the Header automatically displays the billing frequency according to the Period selected.
Period specifies if the distribution Header should be for list the previous distribution period (where a distribution is being done late) or for the current period.

Distribution Account is the default client/bank account selected as the default Distribution Bank Account on the partnership window. If no default account is set, this drop down list defaults to blank.

Rental Income Account is the default client/bank account selected as the default Rental Income Account on the partnership window. If no default account is set, this drop down list defaults to blank.

Distribution Bank Accounts

The Bank Accounts section of the Distribution window provides a snapshot of all client/bank accounts with a balance that are not excluded from distributions.

Unticking In Use Only displays accounts that do not have balances.

Exclude Bank Account from Distributions

From a bank account, tick Exclude from distribution to prevent this bank account from displaying in the list of accounts available for distributing funds.

Standard Bank Account: Non-distribution bank account

To transfer money between accounts to have more money available for distributions, click Transfer.

Make Payments to Investors Via BACS

When a CSV Format is selected, upon performing a distribution, LogiPro generates a BACS batch file along with the investor statements for you to upload to your bank account to initiate the payments.

BACS Warning

If no CSV Format is selected, upon performing a distribution, LogiPro prompts you that a BACS batch file will not generate when performing your distribution.

Payments in the Distribution Period

You have the option to exclude any payment listed from the distribution by unticking Include. Excluding payments reduces or increases the amount of money you have available to distribute.

Notes: Credit Notes display in red and are negative figures.

The default payment amounts displayed are net amounts.

To distribute the gross amount collected on sales invoices in the distribution, tick Include VAT. The Paid Sales Invoices Totals now include VAT.

To display payments made against against the Capital Account nominal, tick Include Capital Account.

Where payments to an investor are made via cheque (when payment method BACS is not selected for an investor), you can specify what the next cheque number should be. The default is the last cheque number used by LogiPro.

If a cheque payment is made to an investor, the Cheque Payable To displays according to the field specified in the Investor Bank Details tab.

If Payment Method BACS is ticked, and the Sort Code, Account Name and Account Number are entered, LogiPro generates a BACS payment to the investor upon performing a distribution (provided a CSV format is selected for the distribution bank account).

Edit the Distribution Lists

Clicking the Field Chooser icon displays a list of all possible fields that can be hidden or displayed in the distribution list. Each list has its own field chooser to customise each section accordingly.

Note: Fields displayed or hidden remain as the saved few for future distributions.

If you need to edit any payment, double-clicking the payment/invoice displays the payment/invoice.

Sales

The Sales panel displays the payment totals for allocated and unallocated payments.

If the partnership has received a VAT refund on eligible expenses, use the Adjustment field to add the VAT refund amount to the distribution total.

Purchases

The Purchases panel displays the payment totals for allocated and unallocated expenses.

If the partnership has to pay money for VAT that will later be refunded on eligible expenses, use the Adjustment field to add the expected VAT refund amount to be withheld from the distribution total.

Reserves

If an amount is held in reserves, the previous quarter's reserve amount displays in the Old Reserve.

By default, the previous distribution reserve amount populates in the New Reserve amount for the current distribution. Any difference between the Old Reserve and New Reserve displays in the Summary Reserves and is reflected in the Distribution total.

The Other Expenses is calculated by adding the Purchases amount to the extra amount withheld in the Reserves.

Cover

Any text added to the Cover tab outputs on the Distribution Cover Note included in the notification sent to the investor provided the merge field {DistributionCoverLetterNote} is included in the template.

Attachments

After performing a distribution, before notifying the investors, you have the option to use the Attachments tab include additional attachments to be sent to the investors along with their summary and statement.

Perform Distribution

Once all the relevant payments are included and the reserves and adjustments are accounted for, click Perform Distribution.

Upon performing the distribution, if BACS payments is selected on the investors' bank details tab, a BACS batch file generates along with the investor statement and summary.
