Service Charge with Multiple Periods

LogiPro enables you to manage service charges where there is a change to the unit distribution percentage after a certain date.

Multiple Distribution Period Setup

From the property Schedule tab Period section, enter the End Date of the first distribution period. A new period is added beginning the day following the end date you entered.

Note: Only the End Date is editable.

Enter the new Distribution % per unit for the new period.

Invoices

If an invoice is generated for a period that spans two different distribution percentage periods, the entire invoice uses the distribution percentage for the invoice date.

Certificates

Separate certificates generate for units whose distribution percentage changes before the end of a budget period.

Only one certificate is generated for units whose distribution percentage remain the same even if the distribution percentage period changes.

Each certificate includes invoices whose invoice date falls between the certificate dates.

The Less received on account amount is the total invoices paid where the invoice date falls within the period of that distribution percentage.

Reconciliation

Separate invoices/credit notes generate for units whose distribution percentage changes before the end of the budget period.

Only one invoice/credit note generates for units whose distribution percentage remains the same even if the distribution percentage period changes.

The reconciliation amount is calculated as the amount the tenant/landlord is responsible for, less the total invoices where the invoice date falls within the period of that distribution percentage.
